This thesis explores how Airbnb strategically adapts its operational model in response to different urban regulatory regimes in three European cities: Amsterdam, Milan, and Barcelona. Through a comparative, qualitative study based on document analysis, the research investigates how local governments approach the governance of short-term rentals, and how the platform adjusts to balance growth, compliance, and legitimacy. The study identifies three distinct modes of urban governance, cooperative, permissive, and confrontational, and highlights the limits of standardized platform strategies in navigating heterogeneous regulatory environments.
Questa tesi analizza come Airbnb adatti strategicamente il proprio modello operativo in risposta ai diversi regimi regolatori urbani in tre cittá europee: Amsterdam, Milano e Barcellona. Attraverso uno studio qualitativo e comparativo basato sull'analisi documentale, la ricerca esplora come i governi locali affrontano le sfide poste dagli affitti brevi, e come la piattaforma reagisce di conseguenza, bilanciando crescita, conformità e legittimità. Il lavoro identifica tre modelli distinti di governance urbana, cooperativa, permissiva e conflittuale, e discute i limiti delle strategie standardizzate adottate dalle piattaforme digitali in contesti urbani eterogenei.
