Caravanserais, as an integral part of Iran's cultural and architectural heritage, have played a fundamental role throughout history in the development of trade, communication, and cultural exchange. The aim of this research is to examine the role of the adaptive reuse of historic caravanserais in promoting sustainable tourism while preserving their authenticity and cultural and architectural values. To this end, the study explores the history, architectural characteristics, and typologies of Iranian caravanserais, as well as their potential for adaptive reuse. The research adopts a comparative approach based on the analysis of two Safavid-era case studies: the Maranjab Caravanserai and the Zein-o-Din Caravanserai. These two buildings are examined in terms of their architectural features, restoration strategies, and tourism functions in order to assess the effectiveness of adaptive reuse in the conservation and enhancement of historical heritage. The findings demonstrate that adaptive reuse, when carried out in accordance with architectural authenticity and the principles of sustainable tourism, can make a significant contribution to the protection of cultural heritage, the enhancement of tourism appeal, and the strengthening of the local economy. Furthermore, the comparison between the two case studies highlights that the success of restoration and adaptive reuse projects depends on the degree of compatibility between the building's architectural characteristics, new functional requirements, and the surrounding environmental context. Finally, the research proposes strategies and guidelines for the sustainable management and effective enhancement of historic caravanserais, promoting a balance between the conservation of cultural heritage and tourism development.
I caravanserragli, in quanto parte integrante del patrimonio culturale e architettonico dell’Iran, hanno svolto nel corso della storia un ruolo fondamentale nello sviluppo del commercio, delle comunicazioni e degli scambi culturali. L’obiettivo di questa ricerca è analizzare il ruolo del riuso adattivo dei caravanserragli storici nello sviluppo del turismo sostenibile, preservandone al contempo l’autenticità e i valori culturali e architettonici. A tal fine, vengono esaminati la storia, le caratteristiche architettoniche e le tipologie dei caravanserragli iraniani, nonché il loro potenziale di riutilizzo. La ricerca adotta un approccio comparativo basato sull’analisi di due casi studio dell’epoca safavide: il Caravanserraglio di Maranjab e il Caravanserraglio di Zein- o-Din. I due edifici sono stati analizzati sotto il profilo delle caratteristiche architettoniche, delle strategie di restauro e delle funzioni turistiche, al fine di valutare l’efficacia del riuso adattivo nella conservazione e nella valorizzazione del patrimonio storico. I risultati dimostrano che il riuso adattivo, se realizzato nel rispetto dell’autenticità architettonica e dei principi del turismo sostenibile, può contribuire in modo significativo alla tutela del patrimonio culturale, all’incremento dell’attrattività turistica e al rafforzamento dell’economia locale. Inoltre, il confronto tra i due casi studio evidenzia come il successo dei progetti di restauro e riutilizzo dipenda dal grado di compatibilità tra le caratteristiche architettoniche dell’edificio, le nuove esigenze funzionali e il contesto ambientale. Infine, la ricerca propone strategie e linee guida per una gestione sostenibile e una valorizzazione efficace dei caravanserragli storici, promuovendo un equilibrio tra la conservazione del patrimonio culturale e lo sviluppo turistico.
