Urban areas are complex and dynamic systems that reflect the key processes driving physical, social, environmental, and economic change, and are themselves major generators of many of these changes. In recent years, practics of urban regeneration started to spread around the world, with a growing awareness and knowledge among technicians, but also within local communities. Urban regeneration operates at different levels, such as economic, social, environmental and governmental. In the work presented, is analysed the community involvement, how and at which level the community is invited to take part to the renovation of urban areas, in all of the spheres involved in the process. The approach through which this aspect is analysed is the participatory approach which provides specific tools for the stakeholders to use for the implementation of local communities in some or all stages of the urban regeneration process. the final part of the work regards a study of a case of urban rgeenration in the center of milan: Cascina Cuccagna. This space can be defined as "hybrid" because it's a multifunctional, in a sense in which it aggregates individuals through the promotion of cultural and social activities accessible to all. This work aim at analysing the traditional processes driving urban regeneration with a particular focus on hybrid spaces, the impact this places have on community and the participation of local groups and individuals in regeneration processes.
