Progetto di Recupero e riqualificazione dello Spazio Extra e dell' ex cinema della piazza di Strà

This thesis addresses the theme of the recovery and redevelopment project of disused buildings, with implications for urban regeneration, through an intervention on two structures overlooking the central square of the Municipality of Stra: the former town hall, a rationalist-style building constructed in the 1970s and currently known as “Spazio Extra”, and the former cinema, characterized by a decorative architectural language inspired by Venetian villas. The work arises from the need to restore meaning and vitality to these buildings, currently in a state of abandonment, by reintegrating them into the urban and social fabric of their context. The objective of the project is twofold: on the one hand, the functional reprogramming of the buildings through new uses capable of generating active and dynamic spaces for the community; on the other, the definition of a new coherent image for the architectural frontage facing the square, achieved through an intervention of façade redevelopment and aesthetic harmonization. The methodology adopted is based on the analysis of historical sources related to construction and restoration techniques, combined with a direct study carried out through the consultation of historical drawings and documents, aimed at defining the survey of the existing conditions. The results of the research led to the development of a recovery and redevelopment project that addresses the specific characteristics of the two buildings through differentiated design approaches. In conclusion, the thesis aims to offer the community a possible design proposal for the enhancement and revitalization of a strategic urban area, fostering a renewed relationship between the built environment and collective life.

La presente tesi affronta il tema del progetto di recupero e riqualificazione di edifici dismessi, con ricadute sulla riqualificazione urbana, attraverso l’intervento su due fabbricati affacciati sulla piazza centrale del Comune di Stra: l’ex municipio, edificio di matrice razionalista edificato negli anni Settanta del Novecento e oggi denominato “Spazio Extra”, e l’ex cinema, caratterizzato da un linguaggio architettonico decorativo ispirato alle ville venete. Il lavoro nasce dalla necessità di restituire significato e vitalità a questi manufatti, attualmente in stato di abbandono, reintegrandoli nel tessuto urbano e sociale del contesto di riferimento. L’obiettivo del progetto è duplice: da un lato la rifunzionalizzazione degli edifici attraverso nuove destinazioni d’uso capaci di generare spazi attivi e dinamici per la comunità; dall’altro la definizione di una nuova immagine coerente per il fronte edilizio della piazza, mediante un intervento di riqualificazione e armonizzazione delle facciate. La metodologia di lavoro si è basata sull’analisi di fonti storiche relative alle tecniche costruttive e alle tecniche di restauro, affiancata a uno studio diretto condotto attraverso la consultazione di tavole ed elaborati storici, finalizzato alla definizione del rilievo dello stato di fatto. I risultati della ricerca hanno portato all’elaborazione di un progetto di recupero e riqualificazione degli edifici, che affronta in modo differenziato le specificità dei due manufatti. In conclusione, la tesi intende offrire alla comunità un possibile spunto progettuale per la valorizzazione e il rilancio di un ambito urbano strategico, favorendo una rinnovata relazione tra spazio costruito e vita collettiva.
