This study investigates the role of adaptive reuse in the regeneration of cultural heritage, with a particular focus on the effectiveness of place marketing and communication strategies. Its primary objective is to define a strategic framework for transforming underutilized historic buildings into active assets capable of generating economic opportunities, attracting tourism, and creating cultural value for local communities. The research applies these principles to the case study of Cereseto Castle, located in the Monferrato region of Italy. Through a comprehensive review of the scientific literature, an analysis of the local context, and a comparison with established best practices, the study identifies the key factors required to support the site's revitalization. The findings demonstrate that the regeneration of a historic building cannot be limited to architectural restoration alone but instead requires an integrated and multidisciplinary approach. It is essential to align the identity of the place with effective communication strategies, active community engagement, and the design of meaningful visitor experiences. Based on these findings, the study proposes the R.I.G.E.N.E.R.A. model, a methodological framework designed to guide the entire heritage enhancement process. The model serves as a practical tool that breaks down the complexity of cultural regeneration into clearly defined stages, linking the preservation of tangible heritage assets with the intangible dimensions of communication, branding, and place marketing.

Abstract
The model serves as a practical tool that breaks down the complexity of cultural regeneration into clearly defined stages, linking the preservation of tangible heritage assets with the intangible dimensions of communication, branding, and place marketing.| File | Dimensione | Formato | |
