This thesis presents a comprehensive business plan for launching “Rabenhof,” a rural agritourism enterprise located near Ośno Lubuskie, Poland. The objective is to explore the feasibility and strategic development of a countryside tourism venture that blends hospitality, local food production, and cultural heritage experiences. Set against the backdrop of increasing interest in sustainable rural tourism and local food economies, the thesis evaluates both the market potential and operational framework of the proposed “Landhof.” The first chapter outlines the methodology applied throughout the work, based on agile principles and the Lean Startup approach. It combines qualitative and quantitative research tools, including literature review, survey analysis, and legal research, to ensure an iterative and customer-focused planning process. An in-depth market analysis follows, based on secondary data and primary research, including a targeted survey designed to assess customer interest, travel preferences, and expectations from agritourism destinations in the region. The findings reveal a growing demand for authentic, nature-based rural experiences, particularly among urban dwellers from Germany and Poland, which supports the business model of Rabenhof. The thesis outlines the key features of the business concept: offering overnight stays in a renovated attic space, serving food from the farm’s own production, and providing nature- and culture-based activities. The financial model considers multiple revenue streams, including accommodation, farm products, and workshops. The regulatory section examines the Polish legal framework for agritourism, notably Article 21 of the Personal Income Tax Law, which allows room rental without taxation under specified rural conditions. Additionally, the thesis investigates public funding opportunities for rural development and renovation projects within EU and Polish programs. The operational strategy integrates principles of sustainable tourism, local partnerships, and risk management, with a focus on low initial investment and scalable growth. The plan emphasizes leveraging existing assets, such as the family-owned farmhouse and land, while gradually expanding guest capacity and service offerings. Special attention is given to developing standard operating procedures (SOPs) for guest services, hygiene, and food safety. Overall, the thesis combines theoretical knowledge from management and engineering with practical, location-specific planning. It demonstrates the viability of Rabenhof as a small-scale, sustainable tourism initiative capable of contributing to rural economic revitalization, cultural preservation, and cross-border tourism between Poland and Germany.
