This master's thesis, titled "Analysis of the Land Market in Polesine," examines the dynamics and factors influencing the land market in the Polesine region, an area characterized by a predominantly agricultural context and significant hydrogeological risks. The main objective of the study is to identify the variables that determine land value and assess their impact on market prices. Through an econometric analysis based on data collected from recent land transactions, the study investigates the effects of variables such as land size, hydraulic risk, land fragmentation, buyer type, and many others. The results indicate that land size has the most significant and positive influence on price, while hydraulic risk, fragmentation, and the presence of corporate buyers tend to decrease land value. The thesis provides a comprehensive overview of the land market in Polesine, offering useful insights for farmers, investors, and policymakers interested in land management and value enhancement. The conclusions emphasize the importance of considering environmental risk factors and land size in market evaluations and regional agricultural development strategies.
